Broadway Property was appointed as Lucid’s preferred property advisor and tenant representative. We implemented an accommodation strategy and search that included lease negotiations on behalf of Lucid for various options. As a result of our implemented strategy and market experience, we achieved a market leading incentive for a 1,050 sqm tenancy in the CBD which included a brand-new fit out with a five-year lease.
We were able to manage this critical process for the client, by identifying a range of options in the marketplace available in the Adelaide CBD for rent and were able to achieve outstanding occupancy and a beneficial financial outcome.

Royal Australian College of Surgeons

Better Medical, which owns and operates more than 70 GP clinics across South Australia, Victoria, Tasmania, New South Wales, and Queensland, engaged Broadway Property to oversee lease portfolio negotiations and new site identification. This included pre-commitments to new developments to assist their rapidly expanding business, as well as coordinating and managing the process of its search and negotiation for new head office in the Adelaide CBD. This management also included coordination of a new fit-out (or retrofitting an existing fit-out) to suit their particular needs.

Thyme Capital Developments

Broadway Property were able to secure a private hospital development site on behalf of the client in 2018. The site is currently being developed into the Playford Health Hub – a 3 stage circa $200m development within Lyell McEwin Hospital precinct that will be anchored by a Medical Centre and a new private hospital. Broadway Property provided research-based market rental advice to Renewal SA which provided the team with the ability to assess the commercial viability. The advice also assisted the client with developing and executing the strategic objectives for the re-development of the old Royal Adelaide Hospital site – now known as Lot Fourteen.

Providing our independent commercial real estate advice was critical in building a commercial feasibility model and business case for the re-development of the Old Royal Adelaide Hospital site. We were able to provide extensive market knowledge as well as accurate advice in a timely manner.

Renewal SA

elmTEK approached Broadway Property seeking advice on its long-term office accommodation. Initially, the client envisaged an outcome involving acquisition of land and the construction of a building. But through a feasibility analysis, we were able to determine that this option didn’t represent value for money for the client. A new strategy was developed after providing advice around occupancy costs for the client to establish themselves in different locations across Adelaide. Ultimately, the decision was made by the client based on a cost benefit analysis, and their ultimate growth strategy of leasing an office in the Adelaide CBD was the best approach to underpin their long-term business objectives.

Epic Energy approached Broadway Property to assist with its property strategy that involved rationalising two separate locations in Adelaide. A new corporate office headquarters of approximately 1,100m2, was ultimately secured at 70 Franklin Street as well as a small office / warehouse facility at Wingfield on behalf of the client. Furthermore, we had the task of providing Transaction Management services to divest a large Industrial Asset in Dry Creek SA, which was part of the rationalisation of its operations and was key to the business case for our client. Ultimately, our advice in relation to the accommodation strategy led to securing a new lease space on the best commercial terms as well as securing a record price for the sale of the client’s asset in Dry Creek.
